Fees are based upon a percentage of the rents collected per month and we offer a three tier service level for you to choose from depending on the goals or needs for your properties. We will provide incentives to maximize lost revenue due to vacancies with perks like no charge for management fees on vacancies. The bottom line is if you are not receiving rents on your vacant then we are not receiving a management fee on that vacancy as well! We will work efficiently as possible to find you a qualified tenant so that you may continue receiving the maximum return on your investment property as well as periodic rent assessments for market to maximize profits. Tier (1) Management Services

 

 

TENANT RELATED SERVICES for tier 1

 

Ø      Collection of the rents.

Ø      Client does screening of all prospective tenants - includes checks of, rental history, employment and income verifications, evictions, credit, background checks.

Ø      Execute tenant agreements on client’s rental agreement.

Ø      Reporting of tenant problems or complaints so client may deal with it appropriately.

Ø      No eviction services, client must evict tenants on their own.

 

 

ACCOUNTING SERVICES for tier 1

 

Ø      Computerized property management software record keeping, providing you with quick, detailed information on your properties when requested.

Ø      Monthly statement of your trust account detailing all financial activity related to your properties. Includes an annual statement with 1099 for tax purposes.

 

 

 

MAINTENANCE SERVICES for tier 1

 

Ø      General maintenance services not included client provides their own maintenance, employees or contractors etc. Client may negotiate this service into this service tier.

Ø      After hours emergency contact number for tenants so that we may notify you as soon as possible of an emergency or work order. 

 

 

TENANT SECURING & ADVERTISING SERVICES for tier 1

 

Ø      No advertising in the form of a daily for rents list available to the public available 24 hours a day, and seven days a week.

Ø      No signage on vacant property.

Ø      No extra advertising such as Website, Zillow rental, Goggle or Craig list, etc.

 

 

Tier (2) Management Services 

 

 

TENANT RELATED SERVICES for tier 2

 

Ø      Thorough screening of all prospective tenants - includes checks of, rental history, employment and income verifications, evictions, credit, background checks.

Ø      Tenant rental agreements and lease renewals.

Ø      Rent assessments for increases for rental market.

Ø      Collection of the rents and late non payment notices for aggressive collection of the rent.

Ø      Dealing with tenant violations, resolving tenant problems or complaints, notices etc.

Ø      Eviction of tenants when needed through an attorney at the expense of the client.    

 

 

 

ACCOUNTING SERVICES for tier 2

 

Ø      Computerized property management software record keeping, providing you with quick detailed information on your properties when you need it at your request.

Ø      Monthly statement of your trust account detailing all financial activity related to your properties. Includes an annual statement with 1099 for tax purposes.

 

 

 

MAINTENANCE SERVICES for tier 2

 

Ø      General maintenance at an hourly rate plus materials and applicable tax.

Ø      Client finds own contractors for bidding contractor needed repairs.

Ø      After hours emergency contact number for tenants so we may respond faster in an emergency maintenance situation.

Ø      Maintenance reserve amount set by client if applicable.

 

 

 

ADVERTISING SERVICES & TENANT SEARCHING for tier 2

 

Ø      In-house advertising insertion into our daily for rents list available to the public & available 24 hours a day seven days a week.

Ø      In window digital media rental vacancies scrolled in rental monitor to public.

Ø      Website insertion of your vacant to the public.

Ø      No signage on vacant property.

Ø      No out side advertising such as the News paper, Zillow rental, Hot pads, Rent.com or Craig list, etc.

 

 

 

Tier (3) Management Services FULL 

 

 

 

TENANT RELATED SERVICES for tier 3 full

 

Ø      Thorough screening of all prospective tenants - includes checks of, rental history, employment and income verifications, evictions, credit, background checks.

Ø      Tenant rental agreements and lease renewals.

Ø      Rent assessments for increases for rental market.

Ø      Collection of the rents and late non payment notices for aggressive collection of the rent.

Ø      Periodic inspections of occupied units.

Ø      Dealing with tenant violations, resolving tenant problems or complaints, notices etc.

Ø      NO cost to the client when a tenant needs evicted. (only applicable on  tenancies created by agent)

 

 

 ACCOUNTING SERVICES for tier 3 full

 

Ø      Computerized property management software record keeping, providing you with quick detailed information on your properties when you need it at your request.

Ø      Bill paying, we can pay your property expenses for you from your PM trust account, electric, utility, mortgages etc.

Ø      Provide you with back up copies of all expenses paid from your PM trust account monthly.

Ø      Monthly statements of your trust account detailing all financial activity related to your properties. Paper documents or go green with E-docs to your email. Includes an annual statement with 1099 for tax accounting purposes.

 

 

MAINTENANCE SERVICES for tier 3 full

 

Ø      General & turnover maintenance at an hourly rate plus materials and applicable tax.

Ø      After hours emergency contact number for tenants so we may respond faster in an emergency maintenance situation.

Ø      Contractor estimates if needed where applicable, we will provide up to 3 estimates for client to choose from and will use licensed, bonded & insured contractors including affiliates so that you may get the most competitive pricing for the contract work that may be needed.

Ø      Move out inspections and turnover estimates to client.

Ø      Maintenance reserve amount set by client.

 

 

ADVERTISING SERVICES & TENANT SEARCHING for tier 3 full
